We believe in transparency and education. Here are honest answers to the questions Portland homeowners ask most about roofing.

Can't find your answer? We're here to help.

Services & Pricing

How much does a new roof cost?

The cost of a new roof depends on several factors including size, pitch, materials, and complexity. For a typical Portland-area home, roof replacements generally range from $10,000 to $25,000+. We offer an Instant Price Estimate tool on our website for a close estimate, and all on-site quotes are completely free with no obligation.

How much does an inspection or quote cost?

Nothing. All inspections, consultations, and quotes are provided completely free. We believe in earning your business through education and transparency, not pressure tactics. We'll give you an honest assessment of your roof's condition and explain all your options.

What areas do you service?

We serve the Portland, Oregon metropolitan area, including Portland, Beaverton, Hillsboro, Lake Oswego, Tigard, and Aloha. If you're nearby and not sure if you're in our service area, give us a call!

Do you offer financing options?

Yes! We understand a roof replacement is a significant investment. We offer flexible financing options through our lending partners, with loans typically funded within 1-2 business days. This allows you to get the roof you need now and pay over time with manageable monthly payments.

Qualifications & Trust

Are you licensed, insured, and bonded?

Absolutely. We carry $1,000,000 in liability insurance, are fully licensed with the State of Oregon (CCB # 251336), and are bonded for the required $25,000. We're happy to provide proof of insurance and licensing upon request — any reputable contractor should be.

What sets Evolution RoofWorks apart from other roofers?

Three things: First, we take a system-based approach — we build complete roofing systems, not just shingle swaps. Second, we prioritize education over sales — we'll explain what's happening with your roof and help you make an informed decision without pressure. Third, we use sustainable, high-quality materials (like Malarkey shingles) that are designed for the Pacific Northwest climate.

How do I know I can trust you?

We understand the roofing industry has trust issues. That's exactly why we operate differently. Check our 5-star Google reviews, ask for references from recent jobs in your neighborhood, verify our CCB license (#251336), and notice that we'll never pressure you into a decision. We believe if we do right by our customers, the business follows.

The Roofing Process

How long will it take to replace my roof?

A typical average-sized residential roof is completed in 2 to 3 business days. More complex roofs with multiple levels, steep pitches, or extensive flashing work may take longer. We'll give you a clear timeline upfront and keep you informed throughout the process.

What kind of weather can you work in?

We can work around almost any weather conditions common to the Pacific Northwest — and trust us, we're used to it! Rain doesn't stop us from completing most projects safely. However, for your roof's best performance, we time certain critical installations (like underlayment) during appropriate conditions.

Do I need to be home during the roof inspection?

Not necessarily. As long as you give us permission to access your roof, you don't need to be present. However, many homeowners prefer to be there so they can ask questions and see any issues firsthand. We're happy to work around your schedule either way.

Do I need to be home during the roof replacement?

You don't need to be home for the entire project, but we recommend being available (or reachable by phone) at the start of the job and for the final walkthrough. We'll protect your landscaping, clean up thoroughly, and leave your property better than we found it.

What should I expect on installation day?

Our crew typically arrives between 7-8 AM. We'll protect your landscaping with tarps, set up materials efficiently, and work systematically across your roof. Expect some noise — roofing isn't quiet work! We clean up daily and do a thorough magnetic sweep for nails. At project completion, we'll walk you through everything we did.

Warranty & Maintenance

What kind of warranty do you offer?

We offer a 10-year transferable workmanship warranty on all roof replacements. This covers our labor and installation quality. Additionally, the materials we use come with their own manufacturer's warranties against defects — for example, Malarkey shingles include warranties ranging from 30 years to lifetime depending on the product line.

What does 'transferable warranty' mean?

A transferable warranty means if you sell your home within the warranty period, the coverage transfers to the new owner. This adds value to your home and gives buyers confidence in the roof's quality. We provide documentation to make the transfer process simple.

Do you recommend preventative maintenance?

Absolutely! Proper maintenance is the single best way to extend the life of your roof. We recommend annual inspections, regular gutter cleaning, and moss treatments (especially important in the Pacific Northwest). These simple steps can add 5-10 years to your roof's lifespan. We offer professional maintenance programs to make this easy.

How often should I have my roof inspected?

We recommend a professional inspection at least once a year, ideally in late fall before the rainy season hits. You should also have your roof inspected after any major storm with high winds or hail. Catching small issues early prevents expensive repairs later.

Pacific Northwest Roofing

What roofing materials work best in Portland's climate?

For the Pacific Northwest, we recommend architectural shingles designed for wet climates — specifically Malarkey shingles, which are made right here in Portland and engineered for our weather. They offer superior algae and moss resistance, excellent wind ratings, and sustainable manufacturing. Metal roofing is another excellent option for our climate.

How do you handle moss and algae issues?

Moss and algae are common in our wet climate and can significantly shorten your roof's lifespan if left untreated. We offer moss treatment services, and all the shingles we install include algae-resistant technology. For existing roofs, we can apply zinc strips and treatments to prevent future growth.

Is ventilation really that important in Oregon?

Yes — proper ventilation is critical in the Pacific Northwest. Without it, moisture gets trapped in your attic, leading to mold, rot, and premature shingle failure. Many roofing contractors skip or shortcut ventilation because it takes extra time. We don't. Every roof we install includes proper intake and exhaust ventilation for your attic space.

What about ice dams in winter?

While Portland doesn't get as much snow as other regions, ice dams can still occur during cold snaps. Proper attic insulation and ventilation are your best defenses. When we install a roof, we ensure your ventilation is set up correctly to minimize ice dam risk. For existing problem areas, we can install ice and water shield barrier protection.

Emergency & Repairs

Do you offer emergency roofing services?

Yes. We offer 24/7 emergency response for storm damage, active leaks, and urgent repairs. When you call our emergency line, you'll speak with a real person who can dispatch help quickly. We understand that roof emergencies don't wait for business hours.

A storm damaged my roof. What should I do first?

First, document the damage with photos if it's safe to do so. Then call us immediately — don't wait. We can provide emergency tarping to prevent further water damage while we work with you on permanent repairs. If you have homeowner's insurance, we can also help you navigate the claims process.

Can you repair just part of my roof?

Often, yes. If damage is localized and the rest of your roof is in good condition, targeted repairs make sense. However, we'll always give you an honest assessment. If repairs would be a bandaid on a roof that needs replacement, we'll tell you that too — and explain why. We'd rather earn your trust than make a quick buck.
